According to a recent article in Builder magazine, the size of homes may not be continuing to get smaller, as previously thought. As the housing market went down over the latter part of the past decade, home sizes seemed to go with it. As builders raced to redesign homes to meet this demand, an interesting thing happened. Even though, between 2007 and 2010, the average size of a new single-family home in the U.S. fell from 2,504 square feet to 2,381 square feet, in 2011 the trend reversed. Between 2010 and 2011, the average size of a single-family home rose to 2,522, which was even larger than the homes being built during the boom.
Most feel that the previous trend toward smaller homes was a result of tighter credit, high unemployment, and a lack of equity. Another factor in the downsizing of homes may have been the now-expired first time home buyer tax credit. This credit created a demand for smaller homes in an attempt to lure first time home buyers. Since the program ended, builders have been turning their attention to larger homes, as the market has been experiencing a top-down recovery.
As builders endeavored to find ways to economize and increase efficiencies, the cost per square foot has been going down, which has given buyers even more purchasing power.
