According to a recent article in Builder magazine, the size of homes may not be continuing to get smaller, as previously thought. As the housing market went down over the latter part of the past decade, home sizes seemed to go with it. As builders raced to redesign homes to meet this demand, an interesting thing happened. Even though, between 2007 and 2010, the average size of a new single-family home in the U.S. fell from 2,504 square feet to 2,381 square feet, in 2011 the trend reversed. Between 2010 and 2011, the average size of a single-family home rose to 2,522, which was even larger than the homes being built during the boom.
Most feel that the previous trend toward smaller homes was a result of tighter credit, high unemployment, and a lack of equity. Another factor in the downsizing of homes may have been the now-expired first time home buyer tax credit. This credit created a demand for smaller homes in an attempt to lure first time home buyers. Since the program ended, builders have been turning their attention to larger homes, as the market has been experiencing a top-down recovery.
As builders endeavored to find ways to economize and increase efficiencies, the cost per square foot has been going down, which has given buyers even more purchasing power.
Maronda Homes has been building quality concrete block homes in Florida since 1972. These homes have always been designed around the concept of affordability and value. During the peak of the real estate boom, Maronda Homes offered some of the lowest per square foot prices on the market. This “more home for less money” concept continues in Maronda’s current plans.
They have also noticed a trend back toward larger homes. During 2011, over 60% of Maronda’s homes sold in the North Florida and South Georgia markets were over 2,400 square feet. The single best selling home, the Baybury model, was 2,901 square feet, and the second best seller, the Westcott model, was 3,901 square feet. Another popular home was the brand new Trinity Plan, which offers several unique layout options enabling buyers to customize the floor plan to their particular needs. This plan offers 3318 square feet with 4 or 5 bedrooms and 3 baths.
Maronda Homes was established as an affordable home builder specializing in first time home buyers, but has seen a significant increase in move-up buyers in recent years. Maronda’s current price per square foot, as low as $47.65, enables growing families to move up to meet their needs while staying within their budget. Even with this trend, they still offer many smaller homes catering to first time home buyers.
Along with the demand for increased size, there has been a strong call for custom design options and upgrades. Maronda has adapted to this trend as well. It’s new and innovative plans offer many different layout options as well as a full array of designer finish choices and upgrade options. Many new home buyers are seeking plans with a 3-car garage, which is also available on several of Maronda’s newest and most popular plans. The Sierra model is a good example of this.
