The Newest and Hottest Communities in Gainesville This Summer

If you’re undecided about which part of Florida to relocate to, Gainesville is a great Floridian region to consider. It’s perfect for the peaceful couple that doesn’t need the noise associated with the city. It’s also great for the family of four that wants great school districts. Twenty-twenty has been an eventful year but the newest and hottest communities are yet to be dropped this summer. Enjoy the hot rankings on where to live in Gainesville this summer!

Tara Estates

You’re going to be seeing “Tara” a lot in this list because this set of communities is sweeping the market in Gainesville. Tara Estates community has managed to combine urban style with small town charm. Enjoy being outdoors and the wide open spaces while still in proximity to the city 11 miles away.

Home Customization: We love the flexibility here as the builder has 15 unique floor plans from which to choose.

Location: This one gets ranked high being located 11 miles from UF Health Shands Hospital and the University of Florida.

School District: The neighborhood is zoned for Meadowbrook Elementary School, Kanapaha Middle School, and Buchholz High School. While middle school is only rated a 6/10, both the elementary school and the high school are ranked an impressive 8/10 on Greatschools.org.

Nearby: Residents can live within easy biking distance to the shops and restaurants of Tioga Town Center, including Starbucks, Gainesville Health & Fitness, Cilantro Tacos, World of Beer, Maple Street Biscuit Company, and Blue Highway Pizza.

Tara Village

Because this community is so close to Tara Estates we won’t go through the geographical breakdown of the region because the school district and “What’s nearby” is all the same. Tara Village is for those who appreciate their privacy. This boutique community of only 20 homes will offer 15 floor plans ranging from 1600 to over 3000 square feet on lots no smaller than 1/2 an acre. There is plenty of room to breathe!

The exclusiveness of the community is truly what sets it apart from the rest of our list.  Enjoy all that Gainesville has to offer but come home to a serene retreat away from the hustle and bustle. For the private, Tara Village is the clear community to choose.

Tara West End

This community sets itself apart as being the only townhome community worthy of being entered to the list. For the golf enthusiast, Tara West End is adjacent to The West End Golf Course, a 60 par course built by John O’Connor, which is open from 7am – 12am, offering night golf.

Home Customization: Being that this is a townhome community, home customization is much more limited. The community offers two different layouts of the same St. Augustine home design.

Location: The West side of Gainesville.

School District: Alchua School District so same as Tara Estates.

Nearby: If convenience and location meets the needs of your lifestyle, look no further. Conveniently located across from The Tioga Town Center, this prime location is minutes away from great shopping, fine restaurants, Gainesville Health and Fitness and excellent hospitals.

In the end, what Tara West End lacks in customization it clearly makes up in amenities by offering 2 swimming pools, a tennis court, and the local golf course.

Oak Park

Last, but not least, is Oak Park. Located in the southwest corner of Alachua county, outside of Gainesville, Oak Park offers that rural atmosphere while still feeling close to it all. Oak Park will consist of 50 Maronda homesites, 9 different floor plans with options for both frame and brick homes.

Home Customization: This community falls shorter than the rest on the list in this category with only 9 floor plans from which to choose.

Location: The community lies in Newberry which is just outside of Gainesville and has plenty to offer as described in the ‘Nearby’ category.

School District: Alachua School District and same playing field as the rest of our list.

Nearby:  It has a small town feel with convenience of big city shops and dining. Newberry is a recreational power house with a gymnastics, archery, fencing, dance, rock climbing, golf, an in door tennis center, cheerleading gym, martial arts center, softball and baseball facilities, Cross Fit training center, and much much more.
