A Pre-Settlement Walk Through, also known as an “orientation” is when you and your Construction Supervisor will conduct a final “walk through” or “inspection” of your new home. The primary purpose is to acquaint you with the maintenance requirements and warranty information about your new home.
Just like it sounds, a Pre-Settlement Walk Through occurs after the home is built, prior to settlement.
The Pre-Settlement Walk Through is a very important part of the new home building process. It gives you an opportunity to spot items that need to be corrected or adjusted, as well as give you time to learn the ins and outs of your new home and community prior to moving in.
During this time, your Construction Supervisor will familiarize you with the operation of all equipment, review your maintenance responsibilities, discuss warranty coverage and procedures, and inspect your New Home in accordance with a detailed checklist.
Once the checklist items have been satisfactorily completed by both parties, you will be one step closer to officially being a homeowner!
In the event unforeseen issues arise that were not readily apparent during the Pre-Settlement Walk Through, our industry-leading warranties will come into play – which starts day one of your closing. We partner exclusively with 2-10 Home Buyers Warranty (2-10 HBW) for the following warranties:
We provide a full-year warranty of coverage against defects in materials and workmanship. This covers problems with your flooring, drywall, cabinets, countertops, paint, fireplace, and more.
While you rarely see them, essential functions such as electrical, plumbing, and mechanical systems are constantly working behind the walls of your new home. We provide two full years of internal systems coverage, which includes wiring, piping, ductwork, plumbing, heating, cooling, and ventilating.
We provide ten full years of structural defect coverage for load-bearing components. We also allow our 10-year limited warranty coverage to be transferable to improve resale value and further protect your investment.
