Tampa Commuter Guide: Best Suburbs for Downtown Workers

Looking for the perfect Maronda Homes Community that provides an easier, less stressful commute to Downtown? In Tampa, your commute is defined by three major obstacles: The Howard Frankland Bridge, I-275, and the Selmon Expressway. To get Downtown efficiently, you want to avoid crossing the bay if possible and stick to the “North-South” or “East-West” corridors.

We’ve compiled a list of our communities in these areas to help make your dreams of owning a new home while having a simplified daily routine a reality. 

The “Fast Lane” (East/Brandon Corridor)

The East side is the most popular for Downtown workers because of the Lee Roy Selmon Expressway. It’s a reversible toll road that flows toward Downtown in the morning and away in the evening, virtually guaranteeing a 20-minute trip.

Bella Estates (Plant City) 

  • Commute Time: 25–30 minutes.

  • The Route: I-4 West.

  • Why it wins: This is Maronda’s newest premium offering featuring half-acre homesites. While I-4 can be busy, living in Plant City puts you “against the grain” of some of the heaviest congestion, and you have easy access to the bypass routes.

The “Strategic North” (Pasco/Hillsborough Line)

The North corridor is ideal if you want to avoid the “bridge traffic” of St. Pete or the “tunnel-like” congestion of the Southshore.

Mirada (San Antonio/Wesley Chapel)

  • Commute Time: 35–45 minutes.

  • The Route: I-75 South to I-275 South.

  • Why it wins: Mirada is famous for its 15-acre Crystal Lagoon. For commuters, the draw is the direct shot down I-75. As of 2026, the widening of I-75 in this area has made the trek into the University and Downtown areas much more predictable.

Oak Creek Preserve (Thonotosassa/Lakeland Area)

  • Commute Time: 25–30 minutes.

  • The Route: I-4 West or US-301.

  • Why it wins: Located just on the edge of the Tampa city limits, this community offers a “country” feel with a very short commute. You can jump on I-4 and be at the Sparkman Wharf or Armature Works in under 30 minutes.
