Looking for the perfect Maronda Homes Community that provides an easier, less stressful commute to Downtown? Gainesville’s commute is unique because it isn’t defined by highway congestion as much as it is by the “UF Bubble.” Traffic flows heavily toward the University of Florida and the UF Health Shands area, which sit just west of Downtown.
We’ve compiled a list of our communities in these areas to help make your dreams of owning a new home while having a simplified daily routine a reality.

Commute Time: 12–15 minutes.
The Route: A straight shot east via SW 24th Ave or Archer Road.
Why it wins: This is Maronda’s most central community. Located just 6 miles from the heart of Downtown and only 5 miles from UF Health/Shands, it’s ideal for medical professionals or city workers.
The Vibe: Exclusive and quiet. It’s a boutique community with only 18 homesites, meaning you get the “new construction” feel without the noise of a massive subdivision.
Archer Road is Gainesville’s most congested artery. If you want to avoid it entirely, look toward the city of Alachua.
Commute Time: 20–25 minutes.
The Route: South on I-75 to the University Ave exit, or US-441 for a more local feel.
Why it wins: While it’s technically in a different city, Alachua is essentially a northern suburb. Briarwood is located just minutes from the I-75 on-ramp.
The Vibe: Traditional suburban charm. It offers larger floor plans (like the Drexel or Miramar) at a lower price point than what you’ll find within Gainesville city limits.
